Where Azure Realtors Pty Ltd manages listings on platforms such as Airbnb, Stayz, Booking.com or similar services:

• platform terms and conditions apply in addition to these Terms;
• Azure Realtors Pty Ltd acts as an agent on behalf of the property owner;
• we are not responsible for outages, policy changes or actions taken by third‑party platforms; and
• booking data and guest communications may be shared with those platforms as required to deliver services.

To the maximum extent permitted by law, Azure Realtors Pty Ltd is not liable for any loss arising from use of this website or reliance on its content. Nothing in these Terms excludes rights under Australian Consumer Law.

These Terms, together with any service agreement and policies published on this website, constitute the entire agreement between you and Azure Realtors Pty Ltd.

These Terms are governed by the laws of Queensland and the Commonwealth of Australia.
